Greenfield Condo owners:
For the safety of all condo owners, the Greenfield Board has come up with some maintenance recommendations. We’ve sent some of these out before but we have new owners.
1. If you are gone from your condo for any extended period of time (over 48 hours), please make sure your main water is OFF. If it is not and you have a leak that affects your unit and others you could be leaving yourself open to an insurance claim and possible lawsuit due to negligence.
2. Please consider having your water heater replaced after 10 years. If you have insurance check with your insurance company. Many of them will not cover water loss due to water heaters being over 10 years old. In addition, if it were to affect other units, again you could be leaving yourself open to an insurance claim or possible lawsuit.
3. If you are seasonal, please consider having a home watch check on your place at least once a month and have access to your place for any service and/or emergencies. We have a list of home watch people used by others. Please remember, if you are away from the property, it is still your responsibility to provide access to your unit.
5. We recommend installing water detection devices. They cost $35 for 3 of them and just connect easily to your phone thru wifi. That way if you have a water leak in your unit, you would be immediately notified thru your phone. We can recommend ones other owners have used.
6. If you haven’t updated your electrical panel, you need to think about doing that as well. The old ones are prone to fires. One of your neighbors almost had a fire due to old fire panel. Please note this is considered a safety issue.
7. Consider replacing your polybutelene water pipes because many are leaking, causing not only damage to your unit but to your neighbor’s also. Many insurance companies require this also.
By taking simple preventative maintenance steps you could save yourself and neighbors from costly inconvenient water or fire damage. The Board is considering making water pipe replacement and fire panel replacement a requirement in order to sell your condo in the future.
