The Greenfield Board of Directors would like to remind owners of some mandatory actions and recommend additional actions.
1. Mandatory: If you will be gone from your unit for over 48 hours you must turn off your water main.
2. Strong recommendation: If you are seasonal get a home watch person to check on your unit weekly. This person should also be able to move your car if you leave one. There are year-round residents in Greenfield Village that will do this for a fee. Contact the board for recommendations. There are also professional companies that do this. This is especially important.
3. Strong recommendation: If you still have the original polybutylene water piping, please consider replacing it. Many owners have done this. The Board has not made this mandatory yet, but some HOA’s have mandated this upgrade.
4. Recommendation: Consider water heater replacement every ten years. Check with your homeowner’s insurance company regarding coverage for water heater damage caused by a water heater over ten years old. It may not be covered.
5. Recommendation: Have your AC service done once or twice each year. They can clog and cause water damage for which you and your insurance company will be responsible.
6. Recommendation: Especially for seasonal owners, consider water detection devices. They only cost about $30 for three of them and they connect to your phone via Wi-Fi to notify you if there is water present. Contact Lisa Orcutt if you want more information about this.
7. Recommendation: Many units still have the original electrical panels. In some cases, that is okay, in other cases you may have a panel that has been recalled or has had problems. Not all the original panels were identical. Contact the Board for a recommendation for an electrician who will not lie to you about needing to replace your electric panel, which unfortunately happened before.
